Kilsby Cottage Tariff:  (when booked direct)

Weekly Lets: (£150 deposit required)

Low Season (January to March and November to mid-December excluding bank holiday weeks) £350 per week

Mid Season (April to mid-July and September to October excluding bank holiday weeks) £420 per week

High Season (mid-July to August and mid-December to early January plus other bank holiday weeks) £455 per week

Short-Term Lets: (£75 deposit required - minimum stay 2 nights, 3 nights at Bank Holidays)

Up to 4 people - £80 per night. There will be a small extra charge for a 5th person

Kilsby Cottage is comfortably equipped for up to 4 adults / children and we can supply an extra travel-cot or fold-up bed for an additional child at no extra cost. If you wish to bring a 5th adult a small surcharge applies - please ask when enquiring about availability.

Fly-fishing on the local River Irfon is £5 per day & £20 per week for adults, juniors half-price. Dogs may be accommodated at £10 per week or £5.00 per short let (less than 5 nights) at our discretion - please enquire in advance. Payment is by bank transfer (in advance), cheque (payable to Caroline Holley) or cash and we will require a deposit to secure your booking - please contact us for details. Unfortunately we are unable to take payment by credit or debit card.

Terms and Conditions

Thank you for choosing to book Kilsby Cottage. We look forward to welcoming you. When you make this booking you are entering an agreement with Caroline Holley. Please read our terms and conditions of booking below.


The price of the accommodation includes the following:

Electricity, Bed Linen, Towels, Bath Robes, Cleaning, Hot water, Central heating

Breakfast is an optional extra. Please ask for details.


Well behaved pets are permitted BY PRIOR ARRANGEMENT at a cost of £10 per pet per week or £5.00 per pet per short break (up to 4 nights)

Cancellation and Insurance

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non Availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.


Your accommodation will be available to you from 4.00pm on the day of arrival, unless otherwise arranged. Please try not to arrive earlier –we may still be busy preparing your accommodation, and may not be available to welcome you.


Please be ready to leave the accommodation by 10.30 am on the day of departure, unless otherwise arranged. Please try to leave the accommodation clean and tidy. If you have made use of any further service for which payment has not been made during your holiday, we will provide you with an invoice which is payable on departure.

Damages and Breakages

Please take care with our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.


Any data collected during the course of this booking may be kept on computer although any credit / debit card details will be destroyed.

Payment Details

For all weekly bookings we require a deposit of £150 to confirm the booking. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must then be paid on arrival. For holidays which are to take place within 1 month of making the booking, the full balance is due on booking.

For all short breaks a deposit of £75 is required. The balance is due on arrival.
